What's your agent doing for you?

 

When you're selling your home it's easy to just pick a realtor based on if they're likeable. Or maybe it's the one you see on social media making quirky videos. The videos never really tell you how they sell homes for their clients but they tell great stories and sometimes make a funny joke. 

 

However, what are they really doing for you? If you're selling your home you want someone who has great communication skills and systems. Are they using professional photography? What kind of ads are they going to run? Where will they run your ads? Will they be hosting open houses? How will they make them packed with potential buyers? Have they ever sold a home before? What do their reviews look like?

 

All really important things to consider. One thing most homeowners do not consider is how can the agent I select create a listing package specific to my home? Not all homes or areas need the same ads, photos or attention.  You need different listing packages for beach homes vs standard suburban vs vintage vs farmhouse vs etc etc etc.  

 

If your agent plans to copy and paste the same listing package to your home (say a newer home in a neighborhood) that they used for a beach house then you may run into issues. A beach home is usually a second home or a vacation home/rental. A newer home in a neighborhood is a need. It's for those residing in the area. You'll need to market appropriately. You'll also need to consider your lending options for each scenario as well (a beach home may not go FHA, VA, or USDA for example).

 

I advise you don't leave this selection to chance. Interview the agent or agents you are considering. They should treat this like a job interview or a business meeting. They should be prepared, take notes, photos for reference and be asking you questions. If they are not engaged with what you're saying then end the meeting and move on.
